A Tour of The Pier House

We took a tour of The Pier House today. The area is still heavily under construction and they only had one unit available for us to peek at. We met with Megan who was very nice and seemed genuinely excited about this new property. Overall it seems like it will be a nice place to live. We did have a few comments and some concerns that we will note in this blog.

The Pier House is going to open up in 5 phases. Building 1 is opening this June, building 4 this July, building 2 (the largest building) will open in two phases. The first in August and the second in September, and then the last building, building 3, opens in October. You can clearly see the pool, a fire pit, a fountain, and gas grills on this map.

We were able to tour "The Cayman". Where they come up with these names for each style unit is beyond us but we assume we are supposed to feel like we are in the Cayman Islands. See below for pictures of the unit and the floor plan with pricing.

Here is what the hallways look like

Overall it seems like it will be a nice place and great new addition to the neighborhood. A couple of things to note.
  • The building will have elevators.
  • They are pet friendly and will allow up to two dogs per unit with a total max weight of 100 lbs. There is a $300 pet fee and you have to pay an extra $20/month for "pet rent".
  • You get 2 parking spots with each unit.
  • Trash is included.
  • Cable in NOT included. Tenants will be able to chose from Brighthouse or Verizon. 
  • Units do NOT come with any pre-installed security.
  • While they do have some retail space none of it has been officially leased out yet.
Our biggest surprise today was the price of the unit. They boast that they will have the highest rents in downtown with the exception of the Towers at Channelside and The Element. Below are the floor plans of The Cayman and The Martinique. The low end of the price will be the units with the least desirable views. The high end will be for the units with the best views. We really think these prices are high for apartment living, especially when cable is not included. Townhouses at Island Walk in Harbour Island are renting for less. We are going to predict that the people renting first will pay the highest prices because the prices will likely drop once units go unrented. I'm sure the best units with beautiful views of the skyline will rent, but not so sure about the folks with a view of the other building or a parking garage.

unfortunately, they are not worth the money. I was looking forward to them opening and moving in. I was thinking first in would get the best price considering you're putting up with 3/4 building still being worked on. Come to find out the cheapest 1/1 (no den) $1380 is only 800 sq ft and that's with the worst views, first floor. Then you have to pay full water/electric/brighthouse (or verizon) which probably adds up to roughly $250. Plus $20 monthly pet fee. That's 1650 a month. All this for apartment grade space. I'm confident prices will come down when they are unable to rent them. Right now there are many other options in downtown/channelside Given Pierhouse has location and 'new' going for it. I understand its all relative to someone's finances but this is just my opinion.

This place is a hot mess!! Dave your money!! We were so excited about the new complex coming to the area!! But it is far from luxury! Over priced!! And the building opposite the leasing office is infested with gnats!!!

At firs we liked this place, listing office thought us that it is more high class, they monitor people who moving in. But leaving here for month we are so Dissapointed! For money they charge it NOT worth it! like we live in some not very nice community. For month we been here police came 2 times! Kitchen cabinets so chip and breaks constantly. Floors and walls are very thin so you can hear all your neighbors talking and if you have one upstairs you will hear every step they make which can be weary annoying over the time. A lot of people have dogs and don't clean up after them, you can find odd poop in your hallway, pool and other areas.

Wow Merry, I was sold the same lines!!! My upstairs neighbors walk so hard the vents rattle!! I really hate this place!!! I had no clue about the cop situation at all.

I have lived on the first floor for 4 months and haven't had any problems with noise. Maybe it's your neighbors? Since everyone else only posts bad things, I want to say that things have been fine and they are doing their best. Yes, there are problems with new construction but that's part of a new building with new people!

I agree with all but the last review. Apparently, "Pleased" doesn't have upstairs neighbors yet! I live here now and can't wait for my lease to be over. The walls are paper thin & you can hear EVERYTHING. The office tells you exactly what you want to hear to get you to move in. Either rent a fourth floor unit (if you're ok with frat parties at the pool on the weekends & dog shit everywhere) or go somewhere else that isn't way overpriced!!

Breaking my lease early and the money I spend to do it is worth it. Maintenance men do not fix things right the first time, if at all. Leasing agents "disappear" once the sucker you into signing on the dotted line. This is the worst place I have ever lived. Stay away.

I have been leaving at Pierhouse for over 6 months now and cannot be happier with my decision to move here. I never trusted reviews left by random people online, and I am glad I did not. These comments must have been left by people who either don't even live here or that just need to get laid.

"Love it here", obviously you must work for Pier House. Your comment that people "need to get laid" is pretty classy, by the way. I was hoping this place would improve under new management. As of this weekend, there is a new security guard that paces the pool....SUPER CREEPY. Once again, I cannot wait for my lease to end! Pier House is ridiculous. Oh, and my dry wall in my apartment is already cracking....CHEAP CHEAP CHEAP. I guess with the rent that they over-charge, they can pay the creepy ass security guard to hang around the pool all weekend! What a joke.

Save your money! They will rob you of every penny and will treat you like shit! New management is cheap, rude, unqualified, ignorant and mismanaged. Turned this place into a complete mess. I cannot wait for my lease to end so that I can the hell out of here. Bikes were stolen a couple of days back and they claim they could not do anything about, yet they have a security guard on the pool so that you can't play beer pong!! Absolutely ridiculous! Everyone is complaining and everyone I know will be moving out as soon as their lease ends. Cabinets are very cheap they will start to wear down 2months in, floor tiles are uneven, rain will destroy your balcony, pool and jacuzzi are always dirty, hallways and elevator always smell horrible, dog shit all over the place, grills and patios are dirty, I can really keep on going and going! being one of the first people to move in Its a shame and disgrace what these people have turned this place into since they took charge. Also trying to fill in as many students as possible in order to generate more traffic and fill up spaces. Very Very Cheap tactic..Worst place I have ever lived in!
